Calculator · Bridging

Buy before you sell calculator

See what happens if you buy your next home before selling this one: the most you’d owe, the interest the bridge adds, the loan you’d keep, and what a lower sale price would do. It starts with a move from $1.2 million to $1.3 million.

Lender limits vary. Change them to match the lender you’re talking to. Use the stamp duty calculator for purchase costs.

How the calculator works

Peak debt is your existing loan, plus the new home and its costs, minus any cash you put in, plus the interest added during the bridge. Lenders compare it with the value of both homes together.

The end loan is the peak debt minus what your old home sells for after selling costs. Lenders compare it with the new home’s value, and check your income supports it.

What to test before you commit

  • A sale price 5% and 10% lower than you expect.
  • A sale that takes twice as long, by doubling the months.
  • A higher rate after the sale, to see the repayment with room to spare.

If any of these breaks the plan, selling first may be the better answer.
